 With more than 30 years of local experience, Vacation Properties Network (VPN) Property Management has been helping people buy, enjoy, and successfully rent vacation properties in Bellaire since 1992. We began offering rental management in 1995 and have thoughtfully grown our portfolio to include guest rooms, condos, and private vacation homes—always with a focus on quality, not quantity.

Located at Summit Village at Shanty Creek, our main office puts us right in the heart of the communities we serve. That proximity allows our team to stay hands-on, responsive, and deeply connected to both our owners and guests. Vacation Properties Network (VPN) Property Management offers a full-service rental management program designed to protect your investment while maximizing its potential. From marketing and reservations to guest services, housekeeping, and maintenance, we handle every detail so you don’t have to.

Our experienced team professionally manages all inquiries, reservations, and guest communication—promptly answering questions and converting interest into bookings. We take care of rental contracts, security deposits, and rent collection, and provide clear monthly owner statements outlining rental activity, management fees, housekeeping, and maintenance. We also collect and file Michigan use tax on your behalf, ensuring compliance and peace of mind.

Your property is promoted through a comprehensive advertising strategy that includes leading vacation platforms such as VRBO, Airbnb, Booking.com, Pure Michigan, and local visitor bureaus. Professional photography highlights your home’s unique features, and your property is showcased on our website with detailed descriptions and amenities.

Our in-house housekeeping team provides linens, towels, and essential guest supplies—saving owners the cost and hassle of replacements. Each property is assigned a dedicated Team Leader who knows your home inside and out, conducts pre-arrival inspections to ensure it’s guest-ready, and completes post-departure inspections to check for damages and confirm everything is in its proper place.

Maintenance services are available 24/7 for emergencies and include routine care such as touch-up painting, minor plumbing, thermostat replacement, gutter cleaning, and power washing. We also partner with trusted, fully insured local contractors for additional services like landscaping, snow removal, window washing, and interior and exterior painting.

For added peace of mind, we offer weekly or monthly Vacation Property Checks, monitoring security, heating systems, pest activity, and signs of leaks—so you know your property is always being looked after.

Owners are always welcome to enjoy their property when it’s not already reserved by a guest. Simply contact our friendly reservations team at 231-533-8123, and we’ll be happy to check availability and book your stay if the dates are open. Most homes see strong demand during peak seasons such as ski season, holidays, and the summer months, and making your property available during these times can significantly increase rental income. While we understand how special your home is to you, confirmed guest reservations are honored and cannot be changed. This approach ensures fairness, protects your reputation as a host, and builds trust with guests—helping your property perform well year after year. 


To deliver the high cleaning standards today’s guests expect, all cleanings for owners, owner guests, and rental guests are completed by our professional in-house housekeeping team while your property is in the rental program. This ensures every stay meets the same level of care, consistency, and attention to detail. By managing housekeeping internally, we’re able to maintain reliability, protect your property, and provide the polished guest experience needed to stay competitive in the vacation rental market. 


 

Owner Responsibilities & Property Standards

To protect your investment and ensure a high-quality guest experience, certain owner responsibilities apply while your property is in our rental management program.

Maintenance & Repairs
Owners are responsible for all maintenance and repair costs associated with their property. Our in-house maintenance team is available to handle many common household needs, including touch-up painting, thermostat replacement, minor plumbing repairs, gutter cleaning, and power washing. Emergency maintenance services are also available when urgent situations arise.

Contracted Services
Owners are responsible for providing contact information for their contracted service providers, including snow removal (walkways, driveways, decks, and steps), lawn and landscaping care, and hot tub or sauna maintenance. We also offer access to a trusted network of fully insured local contractors—longstanding partners who provide services such as landscaping, snowplowing, professional window washing, and interior and exterior painting.

Owner Financial Responsibilities
All mortgage payments, property and liability insurance, association dues, and utilities—including electric, gas, water, sewer, telephone, cable/satellite, and Wi-Fi—remain the responsibility of the owner. Owners are also responsible for any damage or theft within the property.

Furnishings & Replacements
Owners are responsible for the repair or replacement of appliances, furniture, televisions, electronics, and small appliances as needed to maintain guest-ready standards.

Required Inventory & Safety Items
To ensure comfort, safety, and efficient housekeeping, properties must be equipped with essential items, including:

  • A working vacuum for housekeeping use
     
  • Fully stocked kitchenware (pots, pans, dishes, glassware, and silverware)
     
  • Fire extinguisher, smoke detectors, and CO₂ alarms in working order
     
  • Iron and ironing board
     
  • Brooms and mops
     
  • Hair dryer in each bathroom
     
  • Fireplace screen and tools (if applicable)
     
  • Flashlight with batteries for power outages
     

We’re happy to recommend upgrades or additions that enhance the guest experience, and we can arrange inspections of safety equipment through trusted local vendors if needed.

Access & Security
Each property must have either a lockbox or keypad entry system installed near the front door. Keypad locks are strongly recommended for ease of use and added security. If keys are used, a total of 10 keys should be provided for guest access, operations, housekeeping, and administrative needs.

Property Preparation Standards
Personal or valuable items should be removed from the property. Windows—both interior and exterior—must be clean, and all TVs should be equipped with active cable or satellite service. An annual deep cleaning, including carpets and floors, is required to maintain overall quality; our housekeeping team is available to provide this service.

By maintaining these standards, we work together to protect your home, meet guest expectations, and ensure your property performs at its best in the rental market.


 

If your property is part of a homeowners or condominium association, please confirm with your association manager that rentals are permitted. If rentals are allowed and you choose to place your property in our program, we ask that you provide a copy of the association’s rules and regulations. This allows us to fully comply with all guidelines and clearly communicate expectations to guests, helping ensure a respectful stay and a positive experience for both the association and its owners.


 

Please refer to your Rental Management Contract for details regarding the setup fee. This fee covers the complete onboarding of your property into our rental program. We begin by thoroughly documenting the home and creating a detailed inventory of all contents, including bed sizes and counts, appliances, furniture, and amenities.

Professional photography is included to showcase your property’s unique features and give guests a clear, accurate view of what they are reserving. Using this information, we create and publish listings across multiple platforms, including our website, VRBO, Airbnb, local tourism bureaus, and Pure Michigan. Your property is then entered into our reservation system, and our staff is fully trained on its features so they can confidently and effectively market it to prospective guests.

Prior to the first booking, our housekeeping team completes an initial setup clean, makes the beds with our linens, places towels in the bathrooms, and stocks essential guest amenities such as coffee, filters, soaps, and tissues. If any additional items are needed before guests arrive, we will notify you and coordinate next steps to ensure your property is fully guest-ready.


Please refer to your Rental Management Contract for details regarding the management fee paid to Vacation Properties Network.
